Project Spotlight: SunCentral Maroochydore

The SunCentral Maroochydore project is an exciting opportunity to establish a new and expanding Central Business District in Maroochydore. Located approximately 100 kilometres north of Brisbance CBD, It is recognised as the Principal Regional Activity Centre for the Sunshine Coast region. With the Marychoodore City Centre 10 minutes from the Sunshine Coast airport and five minutes from world-class beaches, this development is sure to boost tourism and bring thousands of jobs to the area.  The Maroochydore City Centre PDA encompasses council owned landholdings including the current site of the Horton Park Golf Club and state government owned land in Dalton Drive, Maroochydore, and covers a total site area of approximately 62 hectares. The PDA is surrounded by commercial buildings in the north and west and mostly residential dwellings in the east and south. 

"I don't think people realise the enormity of this project and that it is the only greenfield CBD development in Australia," Mayor Mark Jamieson said in a statement.

The council has acquired the Horton Park Golf Course for the new city which is dependent on private investment.

"We have a blank page - 53 hectares of land to transform into a future business centre, setting the Sunshine Coast apart from other locations across Australia.

"The Maroochydore City Centre will be instrumental in building and strengthening the economic and civic base of our region.

"This massive project, which will be delivered over the next 25 years, will provide a mix of residential, commercial, retail, civic and community uses to develop a thriving and vibrant business district and city centre, complementing and enhancing Maroochydore's existing business offering.

"The master planning process has also identified entertainment, exhibition and convention facilities, community facilities and meeting spaces, parklands, walkways, recreation areas and waterways and an enhanced public transport network.



SunCentral Maroochydore Pty Ltd has been established to oversee all project work. SunCentral Maroochydore Pty Ltd is wholly owned by the Sunshine Coast Council and the company has an independent board of directors to oversee the delivery of the new city centre at SunCentral Maroochydore. 

A $32 million investment in the SunCentral precinct by the Sunshine Coast Regional Council will progress the building of new infrastructure in Maroochydore with early staging intended to deliver major roadways, pedestrian and cycle-ways, community infrastructure and facilitate future public transport outcomes.

Detailed precinct planning is well advanced and will further refine the specific site land uses, urban design and preferred architectural outcomes, civic and community spaces and timing for construction and building activity.

When construction commences in late 2015, this project will create thousands of jobs to support the Sunshine Coast construction industry and ultimately Maroochydore will be home to many new jobs and businesses that will boost the local economy and increase investor confidence in the region.

  • Project updates will be provided as the detailed design of the site continues to be developed.
  • Construction activities will commence on the site in 2015/16 with bulk earthworks scheduled to commence in late 2015.
  • Demolition of existing buildings and site preparations will lead commencement of infrastructure works.
  • First stage civil infrastructure works are expected to be completed in mid-2016.

This transformational project is expected to be delivered over the next 20 years, creating 150,000m2 of commercial floor space, 65,000m2 retail floor space and 1,950 apartments.
