The Gold Coast is set to welcome a new mixed-use development at The Spit as the Queensland Government awards development rights to Ignite Projects for its $100 million project.
The mixed-use residential development will be delivered at the Southern Gateway site on the southern end of The Spit.
“Labor sat on this land for a decade with a set-and-forget attitude, leaving it to languish while the Gold Coast waited for action.
“The Crisafulli Government has drawn a line in the sand. We’re not just talking about the land’s potential, we’re delivering on it.
“The Gold Coast now has a Government that will unlock The Spit and finally deliver jobs, tourism and enhance liveability in a high-profile coastal location and revitalise underutilised land for the community to enjoy.
“I congratulate Ignite Projects on being successful in this process and look forward to seeing this exciting development progress through the next stages of development approval and delivery.
“Guided by the community-informed Spit Master Plan, this Government is securing a strong pipeline of jobs and investment for the Gold Coast, while ensuring the protection and enhancement of the iconic peninsula,” Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said.
This project will include 27 residential apartments, exclusive restaurants and bars as well as a boutique commercial marina that boasts at least 18 berths.
A $2.7 million investment will also be committed towards public realm upgrades that will provide significant benefits to the community. This initiative will involve transforming adjoining land into a public parkland which will include pedestrian and cyclist connections, public car parking and playground – turning this gateway to The Spit into a public and welcoming place to enjoy Broadwater.
The new three-storey building is designed by Contreras Earl Architects and is going to be constructed adjacent to the Naval Memorial of Park site. It will create a seamless blend of nature, architecture, and world-class amenities while promising an iconic addition to the Gold Coast skyline featuring lush greenery, organic curves, and nature-inspired design elements.
“Ignite Projects has a strong track record of delivering award-winning residential projects on the Gold Coast, and we are proud to bring that experience to this iconic and well-loved location.
“Our vision is for a sophisticated residential and retail precinct that provides vibrant public spaces and complements the natural beauty of the area, with lush greenery and nature-inspired design features.
“This project is an exciting opportunity to play our part in enhancing The Spit, and we look forward to commencing construction in 2026,” Ignite Projects Founder and Director Josh Foote said.
Southern Gateway is the third development agreement reached under The Spit Master Plan that will deliver projects and release undeveloped land for new development opportunities.
Currently, Gordon Corporation’s Mantaray project is under construction while Peter’s Fish Market has secured development approval and will begin early works soon before major construction activities get underway later this year.
“This plan is a game changer and it sends a clear message that Queensland is open for business.
“After 10 years of decline under Labor, the Crisafulli Government is delivering after just 10 months,” Member for Surfers Paradise John-Paul Langbroek said.
