The development of a new $139 million warehousing estate within the up-and-coming Western Sydney Aerotropolis has been green lighted by the New South Wales Government.
The approval of the 19.4-hectare estate as a State Significant Development will pave the way for the creation of hundreds of jobs and investment for Western Sydney.
The Barings Luddenham Industrial Park will offer a range of warehousing options from around 1,000 square metres up to 30,000 square metres. The overall estate will have a total of over 63,500 square metres of floor area spread across seven buildings.
The project is also proposed to deliver an onsite cafe, ancillary office spaces, an estate road network, two landscaped open space areas, stormwater management works, signage, waterway rehabilitation, car parking and infrastructure installation, and estate-wide landscaping.

This development is one of the firsts in the Western Sydney Aerotropolis and it is set to support the region’s growth by providing crucial logistics and warehousing space.
The new Luddenham Industrial Park is anticipated to create 250 ongoing jobs as well as 390 construction jobs close to the Western Sydney International (Nancy-Bird Walton) Airport that is due to open in 2026.
Construction of the new industrial estate will commence in mid-2025, with the first warehouse anticipated to open in December 2026.
The approval of this development follows the recent approval of Bradfield City’s Central Park and the opening of the First Building.
“This investment is not just about warehouses, it’s about jobs, opportunity, and building a thriving future right here in the Aerotropolis. More than 600 jobs will be created through this development, and it’s just the beginning of what is to come.
“The Minns Government is delivering on our promise to grow Western Sydney by backing projects that create jobs, attract investment, and unlock opportunity. This project is a key step forward in activating the Aerotropolis and creating the jobs of tomorrow,” Deputy Premier and Minister for Western Sydney Prue Car said.

The State Government has invested over $1 billion to kickstart Bradfield City Centre, providing the early commercial buildings, infrastructure, and services needed to unlock billions in private development that will generate more than 10,000 new homes and 20,000 new jobs.
Currently, there are $14 billion worth of private development applications in the pipeline for the entire Aerotropolis – which are estimated to create 120,000 jobs.
This is all part of the Minns Labor Government’s plan to build a better New South Wales with more jobs and services to enable young people, families and key local workers to have more opportunities in the communities they choose.

The Cox River Road Upgrade at Little Hartley, New South Wales is being boosted with a $116 million investment from the Australian Government, funded through the 2024-25 Federal Budget.
An additional $28 million has been allocated by the New South Wales Government towards the major upgrade of the Great Western Highway between Kelso and Raglan.
